  • A sales associate who knows what matters and is there when needed;
  • Buyer’s agent commission is the commission that will be paid to the agent that brings the buyer that purchases your property.

LISTING PRESENTATION

  • Explaining the full service marketing program;
  • Reviewing the listing agreement; answering all of your questions before signing;
  • Determining the listing price, that would not only attract buyers and buyer’s agents to show the property, but also to attract offers within 60 days;
  • Filling out all disclosures, residential data form fro MLS;
  • Installing yard sign and electronic lockbox;
  • You will receive copies of all documents you signed;
  • Your home will be entered on MLS, Remax.ca, Gayleshomes4u.ca, Remax Global, World Properties, Homes Across Canada, Realtor.ca and more;
  • The electronic lockbox will be assigned to your MSL number. Whenever the home is shown, I will be able to access the name of the realtor, time, and date home was shown.

FIRST WEEK OF YOUR LISTINGS

  • I will notify all the sales associates at my office to make them aware your home is for sale;
  • I will notify all my buyer leads from the last 6 months;
  • During the duration of your listing contract; should we do a price reduction, I will inform all associates and buyers to promote interest.

FOLLOW UP AND CONTACT

  • Once a week I will be in touch by phone or via e-mail to give you an update on the process of selling your home and to discuss market conditions that would be relative to the sale of your home;
  • You may call me any day of the week. If I do not answer, you will receive a return call the next day of your call. I GUARANTEE IT;
  • Check your e-mail frequently, I sometimes will send you updated information via e-mail.

WHEN A PURCHASE OFFER IS DELIVERED

  • When I receive a written offer for your property you are notified immediately;
  • I read the full purchase offer completely before we meet so that when we discuss the offer, I am able to answer your questions;
  • I will either meet with you at your home, fax or e-mail if you are not available to meet. We will discuss your options, whether to accept or counteroffer;
  • I deliver the accepted or counteroffer contract to the buyer or buyer’s agent;
  • Once accepted by the buyer, I collect the final signed purchase contract and collect the deposit;
  • You receive a copy of all documents within 24 hours after acceptance;
  • I will inform you of important dates that are essential to know, during the sale process;
  • I have a copy of contact sent to your attorney so they are prepared for closing;
  • I make the arrangements for home inspection, appraisal, insurance inspection, surveyor and any other professionals that will be involved in the sales process.
  • I remind the seller, buyer, buyer’s agent, mortgage broker or bank of the dates important for the contract to be executed properly.
  • You will also be updated about the closing process by the attorney representing you
  • You will be notified by the closing attorney when the closing will be, and how the funds will be disbursed to you
