THINGS TO CONSIDER WHEN BUYING A HOME

Buying a new home can be both exciting and stressful at the same time.  In this post, I share the top four things you must keep in mind when searching for your dream home. 

1. KNOW WHAT YOU CAN AFFORD - Get pre-approved before you start searching for a new home. This is an assurance from the lender of the amount you will be able to borrow. 

2. FIND YOUR DREAM HOME - Have a clear idea of what you're after. Write down your wish list-this can include maximum price, location, number of bedrooms, number of bathrooms etc. Before you buy a house, try your commute to work during rush hour. Learn about the area including potential for new roads and development. Look at property while raining to see how water flows across it.

3. MAKE AN OFFER - When buying by offer and negotiations you'll have to sign a purchase and sale agreement. Don't feel pressured, and don't be afraid to put in conditions. You can include any condition relative to sale. If you are not totally satisfied that conditions have been met. You do not have to go through with the purchase. 

Common Conditions -  Subject to financing; subject to title search; subject to insurance; subject to inspection.

4. TALK TO THE EXPERTS - Here is a list of people you need to speak to when purchasing a home: 
     - The bank to confirm your financing
     - Insurance Adjuster - Get pre-approved for insurance at closing
     - Inspector - To carry out in depth check of property inside and out
     - Lawyer - To check the title and make sure all the paperwork is in order for closing. 

MOVE IN... Pack up the house, book the movers and let your insurer know you will be moving. Get mail redirected to your new address and switch your phone, internet, tv, power, etc.  Make sure your children are enrolled at the new schools.
